This is a hands-on practicum in which students participate in the preparation and closing of an affordable housing real estate financing transaction. This class provides in-depth instruction on the most widely utilized affordable housing development, management, and preservation programs, with a concentration on complex financing transactions involving multifamily rental projects, LIHTCs, mixed-financing (federal, state, municipal and private funding sources), and tax-exempt bonds. Students will work through varied aspects of the financing and development of affordable housing, such as making an application for government funding, structuring and securing financing from public and private sources, solving simulated transactional problems, negotiating deal terms, preparing for and documenting the acquisition and real estate finance closings, and handling post-closing items including construction issues, future asset management problems, and preservation.
