New York Law School’s Building Project is a truly unusual construction project involving a number of distinctive and challenging phases. The completed building will be a 210,000 sq ft. mixed use facility, housing classrooms, an auditorium, conference rooms, event space, library, student lounge spaces, and cafeteria.
Steps in the multi-phase construction process:
- Abatement and demolition of an existing building on the site and an adjoining structure on the adjacent property. Done!
- An extensive site preparation program in preparation for the start of the slurry wall program. Done!
- An unusually challenging slurry wall installation program, featuring installation to depths of 100 feet to sound rock on a very constrained site. In progress...
- Installation of structural steel framing and concrete slab-on-metal-deck at the 1st floor immediately following the slurry wall. (This is required to brace the slurry wall prior to the next phase.)
- A “top-down” construction program, highly unusual for the New York area, will follow the 1st floor installation and will see sequential excavation for and installation of four subgrade level cast-in-place concrete slabs. Massive structural steel beams, as large as 455 feet, will also need to be installed as part of the sequence to brace the slurry wall at stair openings and required temporary openings.
- Following completion of the subgrade level slabs, and the demobilization of the heavy excavation equipment, the superstructure of steel and concrete slab-on-metal-deck will be erected.
- Enclosure of the building facade with curtainwall, metal panel, and stone panels will proceed immediately following the superstructure.
- The buildout of the building core and interiors will start as soon as the basement levels are prepped and progress up the building as the above grade superstructure and facade enclosure are completed. This phase included the elevator program, which features machineroom-less subgrade elevators and a bank of four high capacity cars as well as a heavy duty freight car.
The interior finishes phase will follow in sequence from the basement levels and proceeding up through the building, and will culminate along with the commissioning of the building systems including data/telecommunications, fire alarm, fire protection, HVAC, and plumbing systems.
